Plans for a twin-tower project in Dadeland designed by Arquitectonica have been submitted by New York developer Macklowe.
The project will be a transit-oriented development. Miami-Dade County Planners received a copy of the plans yesterday. The project site is a strip of land in between the Dadeland North Metrorail station and Dadeland Mall. A trip to Brickell from the adjacent station takes exactly 15 minutes by train.
Both towers are proposed to rise 25 stories, or 347 feet above ground. The towers will be connected by a four-story podium with a parking garage. There will be two separate amenity decks on levels 5 and 21, both connecting to each of the towers. The combined project will include: 650 residential units 580 parking spaces 11,455 square feet of retail Lobby and amenity spaces

The Property is located within a 1/2 mile of the Kendall Corridor, one of the six rapid transit corridors identified as part of the Strategic Miami Area Rapid Transit (SMART) Plan. MCD (Mixed-Use Corridor District) zoning approvals in place. Permitted uses include retail/commercial, residential and senior living uses with a specific height limitation of 4 stories.
Editorial: Higher Density is Coming…Like It or Not!
There are three housing projects that are adding apartment complexes to our community. The Hook Square / Canal Street Apartment Complex, the 29 Palmetto Drive Apartments across from the former Suntrust drive-through tellers, and the 641-649 Palmetto Drive Apartments near 36th and Fairway Drive (behind the AT&T building).
So, how many households are being added to Miami Springs and how many new residents can we expect?

ORDINANCE FORCING PINECREST TO REZONE
In Pinecrest, the proposed ordinance could ultimately force 50 acres of our commercial corridor to be rezoned to support ridership on the South Dade Busway.
It’s important to note that the average resident/homeowner in Pinecrest pays over 85% of their property taxes to Miami-Dade County and not to our Village that incorporated in 1996. With our high property values, we are vested in the community by contributing to the vast tax base for the county.
